  1. How much does it cost to build a custom home in Ohio?

    1. This is a loaded question with a lot of variables. First off, do you already have land or will you need to purchase that as well. Land purchase cost is going to differ between areas and selling agency. We have seen land from1/2 an acres at $50,000 to 20+ acres well over one million dollars. I am going to give you two cost ESTIMATES for custom home cost in Ohio. and this is NOT including the price of land. Again, these are estimated and subject to change on a lot of determining factors. Mid-tier custom homes are going to run you $220-$300+ per square foot. Luxury custom homes are going to run you $300-$350+ per square foot on average. Here is a break down by square footage based on these averages. Again, these do not include land cost or site prep.

  1. Is $200,000 enough to build a house?

    1. Just like explained above, it all depends on a lot of factors. Here are a list of options based on price per square foot. The lower price per square foot is, you are looking at a more efficient "box" build vs. a true custom build. See below for the realistic expectations in Ohio's current market for a $200,000 budget. 800 – 1,000 sq ft is the honest range at $200k construction budget.

  2. What size house can you build w/ $100,000?

    1. A $100,000 budget in Ohio will get you a simple ranch or small two story home in the 600-1,000 square foot range with simple plans, cheap finishings and no land or utility budget. This would not be a true custom build, but rather following pre designed plans. Even then, there is still a chance you would be over $100,000.

  3. Is it cheaper to buy or build a home in Ohio?

    1. The median sale price for a home in Ohio is $230,000-$250,000. The average cost to build 1,600-2,000 square feet in Ohio is $350,000-$500,000. That is not including the price of land, utilities, site prep, etc.
